Naples FL Real Estate Market Report: what the market actually did.
Five numbers, tracked monthly and split between condos and single-family homes, covering Naples, North Naples, East Naples, Golden Gate City and Lely. Asking prices tell you what sellers hope for. These numbers tell you what buyers are actually doing.
Start with the macro view of the local market. The dashboard below tracks five signals for Naples as a whole — sales, listings, days on market, months of inventory, and absorption rate, split by condo versus single-family, updated monthly from live MLS data. It's the fastest way to know which direction the market is moving this month.

Absorption Rate
September broke the summer pattern in Naples. Sales rose to 567, up 7% from August and 4% above last September, and homes sold a little faster, averaging 98 days on market.
The number sellers should watch is supply: 7.9 months of inventory, down 20% from a year ago, with season still ahead. Single-family homes are leading the way, absorbing at 13.8% against 11.5% for condos, where buyers are still weighing milestone inspections and reserve funding before they commit. The setup heading into season is better for sellers than it was a year ago, but pricing still has to match what buyers are paying, not what last year's listings asked.
That's the headline. Part 2 breaks down what it means for your sale.
Naples Market Report Index
Live MLS data, closed sales, and pricing trends for Naples communities. Select a community and property type to view the full report.
The dashboard above gives you the 10,000-foot view — five key metrics tracking sales, listings, days on market, months of inventory, and absorption rate for Naples as a whole. Trend lines show which direction each one is heading, not just where it stands this month.
But a macro snapshot only tells you so much. A community like Pelican Bay has high-rise condos, mid-rise condos, low-rise condos, villas, and single-family homes, each with its own pricing, inventory, and pace of sales. Blend them into one citywide number, and you lose sight of what's actually happening in the property type you care about.
That's what the Index below is for. Every report is filtered by property type, not just by community. The data comes straight from the MLS and updates in real time, so what you see reflects current market conditions, not a monthly compilation.
Select a community below, then choose the property type you're actually watching. Now you have a clear line of sight from 10,000 feet down to what's happening in your own backyard.
