In Florida, you're not just buying a home. You're buying the community and the HOA.
The good news? You don't have to figure it out on your own. Browse the homes that catch your eye, then give me a call. I'll help you understand the community behind them before you make an offer.
"Buying property in Florida is not one-dimensional. You're buying a property in an associated community governed by an HOA, with its own rules, finances and future. Experience matters here."— Gary Gardiner, Broker · CRC · Inspector · CAM

How to buy a home in Naples, step by step
No mystery. No surprises. Here's how we get from browsing to closing.
Start with the Naples market, then zoom in to the community
The citywide numbers tell you which way the market is moving. Within it, every community is its own market, with its own HOA.
Where in Naples do you want to live?
A "Naples" address doesn't mean the City of Naples. Most communities sit in unincorporated Collier County, and that changes taxes, rules and services. Click a pin or a community to learn more.
Two ways to get started
Search live listings on MyFloridaHomeHub.com and register to save searches and get new listings the day they hit the market. Or skip the screen and talk it through with Gary: communities, HOAs, budgets and timing.
Buying in Naples: common questions
What should I know about HOAs before buying in Naples?
Most homes and condos here are in a community governed by a homeowners or condo association. Before you make an offer, look at the association's budget, reserves, rules, pending assessments and approval requirements. Those documents tell you what you'll really pay each month and what you can and can't do with the property. As a Community Association Manager, I read them with you.
How do HOA approvals work, and how long do they take?
Many associations require buyers to apply and be approved before closing, often with a background check, an interview or a rental restriction review. Timing varies by association, from a few days to several weeks, so we check the requirements early and build the approval into your contract timeline.
What are condo milestone inspections and reserve studies?
Florida now requires older condo buildings of three stories or more to complete milestone structural inspections and structural integrity reserve studies. They show the building's condition and whether the association is saving enough for major repairs. Weak results can mean special assessments, so we review them before you commit.
Is a Naples address the same as the City of Naples?
No. The City of Naples is a small incorporated city along the Gulf. Most "Naples" addresses, including communities like Island Walk and Verona Walk, are in unincorporated Collier County. The difference affects property taxes, local rules and which government provides services. Park Shore and The Moorings are inside the city; Pelican Bay sits just north of the city line. We'll look at where a property really sits before you make an offer.
Do I need to register to search homes?
No, you can search freely. Registering on MyFloridaHomeHub.com lets you save searches and get new listings sent to you on your schedule. Better yet, we can set up your search together on a quick call.
